​Development of the first phase of Arrowbrook Centre has begun. Just over 7 acres of the 28 acre Arrowbrook Centre development footprint is under contract for sale to a national home builder to construct and sell, over the next 36 months, 147 4-story, traditional and stacked townhouse units, all exhibiting outstanding urban design. 

Concurrently with this development, Arrowbrook Centre, LLC is offering for sale just under 6 acres for development with two multi-family residential buildings with street level retail. This land is the remaining portion of Parcel 2 of Arrowbrook Centre (also referred to as Land Bay D on the Conceptual Development Plan). 

The first building, D2, is designed as a 7-story structure consisting of up to 5 stories of wood frame over a 2-level concrete podium over one level of below grade parking designed to conform with the site grade.  The building GFA is 402,000 square feet; and it is planned for 350 apartments together with between 34,000 and 42,000 square feet of retail.  The building is served by an interior pre-cast, pre-stressed above-grade garage.  Parking is fixed at 1.6 spaces per dwelling unit and 4 per 1,000 square feet of retail.  Parking for retail is proximate and reserved. 

The other building, D3, contains 88,000 gross square feet spread over 5 levels including 4 levels of wood frame construction over a concrete podium. Residential GFA is 75,000 yielding 48 dwelling units suitable for either rental or condominium sale.  Street retail is capped at 13,000 square feet.  Residential is parked at 2 spaces per unit; retail at 4 spaces per 1,000 square feet.  Parking is below grade spread over as many as three levels.  A limited supply of at-grade street parking is located in front of this building.


Both Buildings D2 and D3 are entitled and approved to a level of Conceptual Design.  Considerable latitude is available for design modifications to each building as it moves from conceptual to final design. The contract purchaser will be required to take each building through the Final Development Plan and Site Plan regulatory processes with the County of Fairfax. Closing on the sale will be deferred until January 2018 to afford a reasonable time to navigate and emerge from this processes.
